We are now well into a balmy spring and both the web and the papers are bursting with new listings ready for buyers to pounce.
There are 7 new properties fresh on the market this week for your consideration so don’t delay, get out there on Saturday and take your pick.
We are finding some properties are attracting very strong response with 3 properties last week having more than 40 groups through each.
But at the same time some other properties out there in the market have not fared as well and have had very few inspections so we see this current market as 2 markets.
Market 1 – priced right, presented right, positioned right and promoted right
Market 2 – over priced, under presented, poorly positioned and not promoted
As you buyers know, when everything lines up the buying decision becomes easy, if they are out of whack and there are obstacles in the way of making a positive buying decision it becomes much harder. Good luck with your home hunting this week.

We live in a global economy, we work in a National System but our greatest assets are positioned in a micro market determined primarily by supply and demand. Well that is how we rationalise it but is it real, is it sustainable and can we always rely upon it.
to help answer these questions i have attached a very interesting article from Shane Oliver ,head of capital investments with AMP. Shane provides a global view on our market but with a very conscious understanding of how the Property market works in Australia as distinct from the rest of the world.
